What to ask before you pay anyone

  • Is your license current? Check it yourself at myfloridalicense.com.
  • Can I get the price in writing, itemized? Line by line, not one total.
  • When will you apply for the permit and start? Florida law says a contractor who takes more than 10% up front must apply for permits within 30 days and start within 90 days after they're issued, unless you agree in writing to longer (Florida Statutes 489.126).
  • How do change orders get priced? In writing, before the work.
  • Who do I call with questions, and how often will I get updates?
  • In a condo: what does my building need from you? Miami Beach requires the association's letter before it issues a unit permit.
